Median home price ticks upward for a change

Home sellers and homeowners got a rare bit of good news with the announcement of a rise of median sales prices last month.

For Williamson County, the median sales price was up from May 2010 to $335,000 — the highest it has been since 2008, when it was $370,000, according to the Williamson County Association of Realtors.

The significance of the median sales price is sort of like the significance of a barometer in a hurricane; it’s a pretty good indicator of how well or how poorly things are going.

A rising median price bodes well for rising home values, especially if it continues month after month, so stay tuned.

And with that median price in mind, we took a look at what is available on the market.

We found 50 houses for sale in Williamson County priced from $330,000 to $340,000, and even though this was a slim price range to search, we found an impressive variety of housing options.

Options are widespread

In Franklin, you can find a really nice house in this price range, such as the one at 112 Spring Cabin Lane in the Moores Landing neighborhood.

For $338,900, this brick home offers 3,013 square feet of living space, with five bedrooms, 2½ bathrooms and a two-car, alley-accessed garage.

The house, built in 2005, has granite countertops, hardwood floors, an upgraded lighting package and 9-foot ceilings, too.

From the outside, the house has plenty of style, with double front porches.

Situated on a .14-acre lot, the house has a fenced-in backyard that is big enough for a patio as well as a playset for children, yet small enough that you won’t have to spend a lot of time mowing grass, agent West Spining of REMAX Elite points out.

If you hanker for a house in Fairview, there’s a bargain available in the median there. The custom-built, two-story brick home at 7200 Keynsham Drive, in the Castleberry Farm subdivision, is listed for $334,900. The 3,691-square-foot house has four bedrooms, 3½ bathrooms and a three-car garage on a half-acre corner lot.

This home has hardwood floors, two fireplaces, a grand foyer, coffered ceilings in some rooms and a master suite on the first floor. The agent is Marcie Sweet of Keller Williams Realty.

Another possible bargain awaits in Brentwood.

Previously featured in this section, the log cabin at 934 Bluff Road in the Owl Creek neighborhood was once priced at $396,400 but is listed for $337,900.

It has three bedrooms and two bathrooms and 2,831 square feet of heated living space that includes an upstairs hobby room that could be a fourth bedroom.

The house has exposed wood beams, a brick floor in the kitchen and hardwood floors elsewhere. There’s also a covered front porch that screams out for rocking chairs.

The cabin is situated on a 1.45-acre lot that affords more privacy than usual. The agent is Paul Goodman of Pilterton Realtors.

Up the road in Nolensville, there were seven listings near the median price, but all but one of them have yet to be built.

The one that is ready is at 2015 Kenaum Estates Lane. This custom-built brick house, built in 2009, features 3,019 square feet on 5.47 acres of land for just $335,000.

The agent, Jo Barnhill of RealtyTrust Residential, says it was appraised in April for $445,000, “so bring all offers.”

The home has four bedrooms, 2½ bathrooms and a spacious deck in the back.

In Spring Hill, no homes in the $330s were listed for sale last week, though there were three houses priced in the $320s and five in the $340s.
