Looking at Irvine’s largest and smallest listings

Here are some of the most interesting listings in Irvine, both on the largest and the smallest ends of the spectrum.

The smallest property currently listed in Irvine is a 471-square-foot, one-bedroom condo at 168 Lemon Grove in the Orangetree community. The home is listed by Robert Choi of Coldwell Banker for $200,000 and is an equity sale. Even though it is the smallest property currently being actively marketed, it is not the least expensive.


The least expensive property currently available in Irvine is a one-bedroom condo at 30 Streamwood. The property, which is a short sale, has a list price of $149,900 and is listed by Sidney Tran of Coldwell Banker. Per the agent’s remarks, the market rent for 30 Streamwood is $1,200 per month. Any investors out there?

For those of you looking for something a little larger, top honors go to a 15,000-square-foot home in Shady Canyon. 28 Boulder View is listed by John McMonigle and Kevin J. Hayes of the McMonigle Group for a cool $18,900,000, which also makes it one of the most expensive properties on the market in Irvine. This home comes complete with six bedrooms, 11 bathrooms, an 18-seat theater, a tennis court, pool, a three-story Otis elevator and subterranean parking for five or more cars.

The most expensive property on the market currently is 44 Blue Heron, also in Shady Canyon and listed by Lance Fogel of Home Real Estate Group. Blue Heron is listed for $18,950,000 (just a little more than Boulder View) and comes complete with five bedrooms, nine bathrooms, a gym, projection room, wine cellar, library and an 80-foot infinity pool. Per the Southern California MLS, Blue Heron was last sold in 2007 for $11,660,000, which is still the highest sold price for any residential property in Irvine based on MLS data.
