Halifax, part of the HBOS banking group, recently announced the results of its rural quality of life survey from Great Britain and the East Midlands fared pretty well, with three entries in the top 30. The good news for those searching for new homes in Lincolnshire is that the South Kesteven district, in the south west of the county, came in at number 26 nationally, out of a total of 140 local authority areas.
This survey is based on many elements including employment, healthcare, school results, population density and weather. South Kesteven happens to be an area where numerous housebuilders are currently active, so whatever your budget or requirements it should be possible to find a property in the new-build sector to suit you.
On the northern outskirts of Stamford, a delightful town boasting over 300 listed historic buildings, Linden Homes (formerly Galliford Try) has a selection of homes with one, three or four bedrooms at Welland Park. Prices start at just £109,995 for a one-bedroom terrace, but the current “Home of the Week” is the four-bedroom ‘Kentmere’ detached house style. Priced at £289,995, it has an open-plan kitchen/dining room with utility room, a separate living room, en suite facilities to two bedrooms along with a family bathroom and an integral single garage. It’s available with Stamp Duty paid and carpets and garden turf included.
Larkfleet Homes is a well-known regional housebuilder in the county and it has two developments currently underway in Bourne, in the east of the South Kesteven district. At Willoughby Walk, a selection of two-, three- and four-bedroom homes is for sale with prices from £124,995 to £179,995. At The Old Laundry, there are just a few two- and three-bedroom homes remaining, priced from £109,995. The “Property of the Week” here is a ‘Windsor’ three-bedroom semi-detached home with a price tag of £154,995. The kitchen/dining room opens out onto the rear garden and there’s a separate living room downstairs, with the master bedroom boasting an en-suite shower room and fitted wardrobes upstairs.
Both these developments are only 30 minutes from Peterborough mainline station, where express intercity services can whisk you to London King’s Cross in around 45 minutes. They are open daily from 10am to 5pm for viewings.
National housebuilder Bovis Homes has a selection of apartments, coach houses, townhouses and detached homes at Mallard Quarter, its development in Grantham. The market town is ideally located for access to Leicester and Nottingham and is adjacent to the A1. Prices start at £89,995 at this scheme for a property with two bedrooms, with the three- and four-bedroom designs priced from £149,995 and £189,995 respectively. Bovis Homes offers its usual comprehensive selection of incentive schemes on this development, including shared equity, part exchange and the Perfect 10 mortgage that needs a deposit of just ten per cent.
