The game plan: Nagurka listed the house on the multiple listing service and advertised it on the Internet. The house was an estate sale and in need of updating; it had the original 1950s kitchen and bath. It was on a block of well-kept homes, but also in a flood zone.
“You had to price it accordingly,” Nagurka said. He brought his laptop to show the owners what similar properties had sold for nearby. The owners were from out of town and told him to price it for a quick sale.
“To get this done in this market, you have to price it correctly,” Nagurka said. “If you price a house right, you will get more showings, which will lead to more offers.”
The home drew two offers within a few days, one of them above the asking price.
The result: Another agent brought in the buyer and the home sold for $292,000.
