Listed hall and 1050 acres of organic land up for sale for £12m

MORE than 1,000 acres of organic farmland is up for sale as part of a rural estate with a £12 million price tag.

The Dalby Hall Estate, near Spilsby, in the Lincolnshire Wolds, is on the market with Lincolnshire agents Brown Co.

The site includes 1,050 acres of farmland, as well as a Grade II-listed hall, a farmhouse and seven cottages, including a lodge.

It even has a private airstrip and a spring-fed water supply.

The farmland is registered as organic land under the Organic Farmers’ and Growers’ Certification Scheme.

It is included in a Defra Organic Entry-Level Stewardship Agreement that terminates on May 31.

Organic cropping includes the production of wheat, barley, oats, beans, grass and lucerne.

The arable land is divided into large fields suitable for mechanised cropping.

Grassland is grazed by the estate’s pedigree Rumford herd of organic Lincoln Red cattle and Hebridian sheep flock.

The land is classified as grades two and three (MAFF Land Classification Map of England and Wales) with productive clay loam in the south and free-draining grade two to the north of the estate.

In addition to the sizeable arable fields, there are areas of permanent pasture in the parkland and covering part of the scheduled ancient monument of Fordington medieval village and barrows.

Attractive parcels of woodland enhance the amenity and sporting potential.

The estate is served by three farmyards with ranges of modern and traditional buildings, which may have potential for further development subject to planning.
