A luxury oceanfront home in Dana Point’s prestigious Strand community closed escrow this month, making it the highest-paid home sale in Dana Point history.
The estate sold for $14,150,000, according to George Pagano, director of sales for The Strand. It was previously listed for $15,900,000.
“It was a good transaction,” said listing agent John Stanaland of HÔM Real Estate Group, who sealed the deal with buyer’s agent Shannon Ferguson of RE/MAX Select One. “When you work together it definitely makes for a better experience all around,” he said.
The luxury estate sat on the market for about two years with John McMonigle of The McMonigle Group and became Stanaland’s listing some months ago.
The home flaunts a 6,100-square-foot floor plan on a .28-acre (12,067-square-foot) lot with 5 bedrooms, 6.5 bathrooms, two stories, a Cape Cod style, terraces, an outdoor cooking space, an infinity pool and spa with an underwater sound system, a chef’s kitchen, killer ocean views, beach access and more.
The dollar-per-square-foot value comes out to $2,336. That price marks a positive trend for luxury home sales in Orange County.
“The second half of 2010 saw the average oceanfront market price per square foot dip below the $2,000 mark for the first time in many years,” Stanaland said.
The luxury sale even rivals those in Laguna Beach, where prices-per-square-foot are historically higher than in Dana Point.
“2011 has seen a moderate increase in price per square foot, with most sales above the $2,000 per square foot mark and one very recent sale in Laguna Beach actually above the $3,000 mark.”
“It’s a great comp in general along the coast,” Stanaland said.
Oceanfront home ups price $1.75 million
An oceanfront home in Laguna Beach – at 3,750 square feet of living space – closed escrow Jan. 4 for $11.5 million, making the price a whopping $3,067 per square foot.
The Strand at Headlands community has seen about 38 lot sales and 5 finished home sales including this recent sale, according to Pagano.
A vacant lot alone sold for $12 million January 2010, according to Headlands Reserve LLC Developer Sanford Edward. The most recent home sale at the Strand closed escrow at $7,050,000 in March, according to the Southern California MLS.A newer listing in Laguna Beach’s Three Arch Bay community has seen an interesting price change.
And it wasn’t a reduction.
The home was first listed for sale Mar. 29 asking $14,250,000. Then the asking price was raised to $15,999,000.
That’s a $1,749,000 increase.
Located at 32 North La Senda Drive, the oceanfront home has 4 bedrooms, 5.5 bathrooms, 5,144 square feet of living space on a .46-acre (19,920-square-foot) lot and plenty of ocean views.
The price increase makes it now the seventh-priciest MLS-listed home for sale in Laguna Beach.
For this area, this lot is pretty massive. It does, however, need some work done. In a sense, it’s a bit of a fixer-upper.

This home last sold for $7.9 million in May 2004.

Unique Balboa house goes off the market

A dome-shaped home on Balboa Island designed by the famed late architect John Lautner is no longer listed.
The house at 804 S. Bayfront failed to sell after its asking price dropped $300,000 to $5,195,000.
The landmark home was the residence of the late philanthropists Robert and Marjorie Rawlins. Lautner, a onetime student of Frank Lloyd Wright, designed a variety of unique properties in Los Angeles and elsewhere.
The 2,100-square foot Balboa house, built in 1980, hit the market last July at $5,495,000, then was cut by $300,000 in October.
In a poll in this blog, 22 percent of respondents predicted the house would sell for less than $5 million, and 67 percent said it would sell for under $4.5 million.
That’s not to say that Lautner’s work isn’t appreciated in Orange County. As a commenter in a Register story said after the unique Balboa Island house came on the market last year:
“John Lautner was a truly visionary architect whose work was not encumbered by convention. He pushed the boundaries, and set a high-water mark for cutting edge, contemporary architecture.”
The listing referred to the home this way:

San Clemente oceanfront for sale: $5.4 million
An oceanfront home in San Clemente’s Southwest area is now for sale, asking $5,399,000 and boasting sweeping ocean views.
Located at 1910 Calle De Los Alamos, the home has 5 bedrooms, 5.25 bathrooms, 4,000 square feet of living space on a .33-acre (14,213-square-foot) lot, two stories and a Spanish style.
That breaks the price down to $1,350 per square foot.
There aren’t as many oceanfront homes available in San Clemente compared with Dana Point and especially with Laguna Beach. A home less than a block from the oceanfront (and not technically oceanfront) sold in January for $4.2 million.
