MAJOR plans to build hundreds of houses and a new business park on a derelict site near Sandbach are set to create up to 600 new jobs.

Planners are expected to give the green light to the ambitious project, which includes a pub and a hotel, when they meet today.

The development would transform the former Albion Chemicals site in Booth Lane, Moston which has become an eyesore.

Developer Countryside Properties wants to redevelop the former chemical plant between Sandbach and Middlewich by building up to 375 homes, a 20-bed hotel, a pub, a health club and a fast food restaurant, as well as creating office, industrial and warehousing space.

Plans for a car dealership and petrol station have also been put forward.

In a report to council, planning officers say: “Plans to redevelop the site for housing would have substantial benefits in terms of amenity, the environment and economy and it would make an important contribution to the local area in terms of new jobs and housing.”

The factory has been cleared but the adjoining former sports ground site still has a Grade II listed farmhouse, once used as a social club that has stood empty for 10 years, which would be retained.

Most of the homes would 3-4 bedrooms but there will also be flats and a number of affordable homes.

The company’s application states: “The redevelopment brings a number of important benefits. These include the removal of the current chemical plant and its blight on the landscape as well as the provision of significant new jobs and employment opportunities as part of a mixed-use development.”

Middlewich Town Council has raised concerns that nearby schools and health services will not be able to cope with the influx of new residents but this concern has prompted Cheshire East to insist the developer pay £100,000 to improve education provision.

But Cheshire East’s Cllr Andrew Kolker said: “This is as good as we’re going to get. It’s much better than a disused chemical factory and it will include low-cost housing, which is needed.”

Countryside Properties will also be asked to pay more than £550,000 towards highways improvements to sites such as the town’s notorious M6 Junction 17.
