Home Report – What Can You Get for $849000?

Ever wonder what $800,000 – $899,000 will buy you in the Redwood City housing market?  You’re about to find out!

With 11 homes currently for sale in that price range*, here is a sampling of what you can expect to get for your money.

At the top of the range, currently listed for $899,950, is 71 Inyo Place, listed by Tom Sudano of Terrace Associates and located in the West Selby area bordering Alameda de las Pulgas.  This 4 bedroom, 2.5 bath home offers 2230 square feet of interior space on a 5,800 square foot lot.  The updated, traditional style residence, originally listed for $949,000 in early January, has been updated and features a family room, formal dining room and cul-de-sac location.  

Mid-range is 611 Hillcrest Drive in Cordilleras Heights, listed by Loren Dakin/Keri Nicholas of Coldwell Banker and currently priced at $849,000 after initially coming on the market at $899,000 in December of 2010.  The 1550 square foot home set on a 6621 square foot parcel offers 3 bedrooms, 2 baths, an updated kitchen and a bay view.  

Currently priced at $809,000 and at the lower end of the price range, 860 Chatsworth Lane, listed by Joyce Inouye, Intero.  This 2-story, 3 bedroom, 2.5 bath home with a formal dining room, vaulted ceiling and an updated kitchen provides 1,570 square feet of living space on a 4,860 square foot lot and is located in Kentfield Commons, a gated community with a pool.

Representative of the 3 homes with sale contracts currently pending in the $800,000-$899,000 price range is 810 Shepard Way in the Emerald Hills area. This single story residence, listed by Loren Dakin/Keri Nicholas, Coldwell Banker, came on the market in August of 2010 for $1,059,000, and in January of this year changed to a short sale priced at $849,000, resulting in a sale within 2 weeks. With 3 bedrooms and 2 baths and 1590 square feet, the home, while fairly original, boasts a family room addition as well as a pool and spa and views from the 8000 square foot lot.  

Over the past 6 months, there has been a total of 16 homes selling in this price range, including 3703 Brandy Rock Way in the Farm Hill neighborhood.  The mostly original 4 bedroom, 2.5 bath, 1940 square foot home was listed by Rick Whipple of Better Homes Gardens for $969,000 in October, 2010, and sold for $899,000 in just 18 days.  Situated on an 11,250 square foot lot, the home featured a pool and views of the adjacent open space.  

And at the other end of the range, selling for $820,000, is 2030 Nassau Drive, located in the West Selby area. Listed in December, 2010 by Keri Nicholas of Coldwell Banker, the remodeled 1560 square foot home on a 6596 square foot lot offered 3 bedrooms, 2 baths and a family room and was so attractively priced at $799,000 that it sold in 2 days.
