Downtown building for sale

McKay said Monday that the property has been listed for six months at the request of some of the roughly 20 partners, whom he declined to identify.

“The property is performing quite well, and we’re not really aggressively selling it,” he said, adding the partnership already has rejected several offers as “wholly inadequate.”

The 78,765-square-foot building is 87.7 percent occupied, according to an offering summary. That compares to an average occupancy rate of 84 percent for the Tampa Bay region in the quarter ended Sept. 30, according to Colliers International, a Tampa-based commercial real estate firm.

Besides SunTrust, the building’s tenants include certified public accountants, law firms, financial advisers and real estate developers. McKay’s and Allen’s offices also are in the building, which was constructed in 1985.

The listing is the latest sign that the downtown commercial market is reawakening after a prolonged slump, said Ken Clanton, a commercial Realtor with Wagner Realty.

“We’re seeing some activity,” he said. “Things have been picking up, although probably not as much as we would like.”

Recently:

n Heintz Becker is preparing to move into its new offices at 905 Sixth Ave. W. following a renovation that could cost upwards of $1 million. “We basically gutted everything and started over,” said Steve Heintz, a partner in the law firm that purchased the building for $1.255 million in February 2009.

n Florida Central Credit Union opened its new $2.5 million branch at 701 Ninth St. W. last September. The Tampa-based institution bought the previously vacant lot for $955,000 in September 2009, according to public records.

Clanton said he’s also getting more inquiries about downtown properties he has listed for sale.

“Downtown Bradenton has a lot to offer, but right now not much is happening,” he said. “But when you see new construction taking place like the credit union, it can’t help but stimulate the market.”
