Former St Mary’s School site development brief…

Broxbourne Borough Councils Planning and Licensing Committee has approved a new development brief for the former St Mary’s school site in Churchgate, Cheshunt. The development brief supports the redevelopment of the site for family housing.
The brief advises that any development proposals should demonstrate a high standard of design and landscaping to reflect the quality of the local environment and the proximity to St Mary’s Church which is a Grade I listed building. The Council supports two, three and four bedroom houses on the site, which is 2.9 hectares in size, but cannot specify the number of properties foreseen.
The brief proposes landscaping to conserve and enhance the quality of the development and boundaries of the site. There are opportunities to use the stream and footpath to create green links. Planning applications will have to take account of Local Plan policies and the Council’s Supplementary Planning Guidance which sets out open space standards for developments.
The Council will seek a planning contribution of £3,000 per bedroom to help provide for community facilities in the local area and hopes to work with the owners of the site to bring forward a high quality development that provides new market and affordable housing for local people. The Council will negotiate affordable housing provision at a rate of 40 per cent on the site unless developers can demonstrate that this target is not achievable.
