NORTHERN COLORADO – The number of single-family detached homes listed
for sale fell across the region in November along with the number of
homes sold, with the Greeley-Evans area seeing the fewest homes sold and
the lowest prices.
Data released by Loveland-based Information Real Estate Services showed
the number of sold homes declining steadily since July in the
Greeley-Evans area, with 115 listed homes sold in July and 81 sold in
November.
The median sales price in November for the Greeley-Evans market was
$112,000, down 20.6 percent from $141,000 in November 2009. The number
of active listings in Greeley-Evans dropped to 625 in November from a
high of 739 in June.
The Loveland-Berthoud market showed similar trends in November but not
as dramatic. There were 90 listed homes sold in November, down 15 from
105 sold in October. The median sale price was $206,819, up 6.1 percent
from $194,900 in November 2009.
Loveland-Berthoud area active listings stood at 903 in November after
reaching a high of 1,126 in April.
There were 150 sold listings in Fort Collins in November, down from a
high of 310 in June. The median sales price was $239,500, up 7.9 percent
from $222,000 in November 2009.
There were 1,136 active listings in Fort Collins in November, down from a
high of 1,646 in April.
Through November, there have been 2,093 homes sold in Fort Collins (up
0.1 percent through same period in 2009); 1,250 homes sold in
Loveland-Berthoud (up 3.7 percent); and 1,237 homes sold in
Greeley-Evans (down 8.1 percent).
