In 1972 a Victorian terrace originally consisting of 8 separate houses was purchased by the London Borough of Islington and converted into a hostel for the homeless. Following the recent closure of the hostel this listed property was purchased by Family Mosaic Housing. Working in conjunction with Quinn London Limited and with grant funding from the Homes and Communities Agency, a total of 14 high quality family units have now been provided to help meet the acute housing need in Islington, reducing the numbers of homeless people in sub-standard hostel accommodation.
Consisting of eight 5-bed town houses, four 1-bed flats and two 2-bed wheelchair flats, an important building has been brought back into productive use.
Being on a main thoroughfare, the site presented a challenge for both noise abatement and window security, but there was also a need to improve thermal insulation, reduce heating demands and so lower CO2 emissions. This entirely car-free development features many state-of-the-art eco-friendly aspects designed to reduce the carbon footprint.
The traditional sash windows are an important architectural feature of these listed buildings, but the single glazed frames offered poor thermal insulation, could not achieve the desired acoustic performance and provided very little window security.
The solution was a purpose designed secondary window system from Selectaglaze, the UK’s leading designer of secondary glazing. Each window has been treated with a Series 40 side-hung Casement, many 2.4m high. The windows are accredited to Secured by Design and fitted with11.5mm anti-bandit glass. This not only provides a considerable level of window security but will offer significant sound insulation with noise reduction in the region of 48dB. And the inclusion of a low emissivity hard coat on the laminate glass reduces the U-value of the window combination to the range 1.8 to1.95, better than the current requirements of Part L.
