PLANNERS will decide if a nursing home can be built in the Colne Valley.

Bradford woman Nohseen Rahman has asked Kirklees Council for permission to build the home on Cowlersley Lane in Cowlersley.

She wants to set up a care home for older people on the site – right next to Cowlersley Court Nursing Home.

The proposed two-storey home would have 48 en-suite rooms and eight one-bed extra care units.

The development would have 2,356sq m of floorspace and 25 parking spaces.

A large house, which was built on the site in 1854, has been demolished, with only the foundations remaining.

The site is next to a Grade II listed building known as The Follies and a row of early 19th Century stone terraced houses.

Planning consultant David Storrie Associates, of New North Road, Huddersfield, says the development would be in keeping with its surroundings.

In a statement to Kirklees it says: “The proposal has been designed to take into account the setting of the listed buildings.

“Siting has been kept as far away as possible from the listed buildings and the setting of The Follies in particular has been kept open.

“Scale has been kept to two-storey so as not to dominate the streetscene and the use of local natural materials is proposed.”

The consultant added that Huddersfield needed more nursing homes.

He added: “As the population ages, more and more housing will be required that meets the needs of the elderly. This is recognised in Government statistics and planning policy statements.

“Nursing homes will be part of the solution to this problem.”

Clr Robert Iredale, who represents the area on Kirklees Council, agrees that the area needs more care homes.

The Golcar Lib Dem said: “I welcome this proposal. It would provide employment and much-needed nursing home space.

“These kind of developments don’t usually generate much extra traffic.”

Public consultation on the application began on Tuesday and will continue until December 11.
